SMS Terms
Effective October 5, 2026
These SMS Terms govern the text message program operated by Open House Boise LLC ("Open House Boise," "we," "us," or "our"), the real estate practice of Luke Gilbert.
1. Program Description
People who opt in receive conversational, data-driven real estate text messages from Open House Boise: weekly market updates and one-to-one follow-up about buying or selling a home. If you text us first, we reply about what you asked. Some messages are sent automatically by our messaging system.
2. How You Join
You can join in one of two ways:
- Enter your mobile number on our sign-up form at openhouseboise.net and check the optional texting box. The box is unchecked by default, and the form works without it.
- Text us first. We reply about what you asked. We do not send you follow-ups or market updates by text unless you also opt in on our sign-up form.
By opting in, you agree to receive text messages from Open House Boise at the number you provided. Consent is not a condition of any purchase or service.
3. Message Frequency
Message frequency varies based on your conversation and the updates you signed up for.
4. Cost
Message and data rates may apply, depending on your mobile carrier and plan.
5. Opt Out
You can cancel at any time by replying STOP to any message. We also honor QUIT, END, CANCEL, UNSUBSCRIBE, REVOKE, and OPTOUT, and any plain request to stop. After you reply STOP, we will send one confirmation message and will not send further texts unless you opt back in.

7. Carriers
Supported carriers are not liable for delayed or undelivered messages. Message delivery is subject to carrier availability.
