These Terms and Conditions ("Terms") cover your use of this website, openhouseboise.net, and of the free market updates you can sign up for here. They are offered by Open House Boise LLC ("Open House Boise," "we," "us," or "our"), the real estate practice of Luke Gilbert. By using this website or signing up, you agree to these Terms and to our Privacy Policy. If you do not agree, please do not use the website or sign up.

2. What We Offer
- A free weekly email with real estate market updates for Ada County, Idaho.
- General real estate information and perspective.
- Replies and follow-up about buying or selling a home when you reach out to us.
- Text messages, only if you choose them (see section 4).
3. Email Updates
When you sign up, we send our weekly market update to the email address you give us. You can unsubscribe at any time using the link in any email we send, or by emailing us.
4. Text Messages Are a Separate Choice
We text you only if you check the separate, optional texting box on our sign-up form. Signing up for email does not sign you up for texts, and agreeing to these Terms does not either. Consent to texts is never a condition of any purchase or service. Our SMS Terms describe the texting program, including how to stop (reply STOP) and how to get help (reply HELP). Message frequency varies. Message and data rates may apply.
5. Not Professional Advice
Our content is general information only. It is not legal, financial, tax, or other professional advice, and it is not an appraisal. Market figures come from sources we believe are reliable, but they are not guaranteed. Please talk with the right professionals before making a real estate decision.
